How it works
Onboarding usually takes a week or two, most of which is us waiting on utilities and insurance certificates rather than on you.
Tell us about the property. We come back with what it should rent for based on live Greater Hartford comparables, what it will cost to get there, and what it should net you annually. No cost, no obligation, no pressure.
We sign a straightforward management agreement, walk the property, document its condition, and take over utilities, keys, insurance certificates and any existing leases. If you have tenants already, we introduce ourselves properly.
If the unit is vacant, we photograph it, price it, list it everywhere and screen every applicant against the same seven-point standard. You approve the tenant before anything is signed.
Rent comes in, maintenance gets handled, inspections happen, the statement lands and your money hits your account by the 10th. You hear from us when something needs a decision — and not otherwise.
Common questions
Full management is 9% of monthly rent collected. Leasing-only placement is 75% of one month’s rent. Multifamily portfolios of five or more units get custom per-door pricing. There are no onboarding fees, no markup on maintenance invoices, and no management fee charged while a unit sits vacant.
No. The management fee is a percentage of rent actually collected. If nothing comes in, nothing is owed — which keeps our incentives pointed at filling your vacancy quickly.
Every adult applicant goes through the same seven checks: credit history, verified income (we look for roughly three times the rent), employment verification, rental history, eviction records, criminal background and direct landlord references. We apply identical criteria to every applicant in compliance with federal and Connecticut Fair Housing law.
Security deposits are held in a separate escrow account as Connecticut law requires, and interest is paid to the tenant at the rate the state sets each year. Deposits are never commingled with operating funds.
Owner disbursements go out by ACH on the 10th of each month, with that month’s statement attached. If the 10th falls on a weekend or holiday, funds move the next business day.
You set a dollar threshold during onboarding — commonly $300 to $500. Anything under it we handle and document. Anything over it, we call you first with the diagnosis and a quote. True emergencies, like an active leak or no heat in January, we address immediately and tell you right away.
